Four visits placed on those four transitions catch more than twelve visits scattered across a calendar — because the failures are seasonal failures.

De-winterize, water back on, systems verified, first-impression score before the first booking of the year.

Highest guest volume of the year. Cooling, hot tub, grill, and the wear that only shows up under real traffic.

Hose bibs, outdoor showers, gutters after leaf drop, heating verified before it's needed.

What happens when something isn't right

Every finding gets sorted into one of three lanes on the spot. You never receive a list of problems with no decision attached to them.

Handled during the visit

Filters, batteries, bulbs, loose hardware, caulk, minor plumbing, fastener tightening, cleaning tasks. Parts we stock are billed at our cost, never marked up — the labor is included in your plan. Roughly three out of four findings close in this lane.

Lane 2 · Stabilize & flag

Made safe now, resolved properly later

Something that can't wait but can't be finished today. We stop it from getting worse, photograph it, and put it on the schedule with a recommendation and a rough cost so it never becomes an emergency.

Lane 3 · Schedule & resolve

Parts, a specialist, or your decision

Written scope, a quote, and a date. If it needs a licensed trade, we identify who, coordinate access, and verify the work afterward — without marking up their invoice.

The routine service actually completed on the visit, itemized — so you can see the subscription doing something, not just watching.

Open items and costs

Anything in Lane 2 or Lane 3, with a recommendation, a rough cost, and a suggested timing — before or after the season.

Drift tracking

A one-page trend view: each zone's score this visit versus last visit versus your original baseline. This is how you see prevention working.

You're hiring a schedule. So the schedule is what we guarantee.

You get a confirmed visit window one week out and a reminder the day before. If we miss a scheduled visit without giving you advance notice and a new date, that month's subscription is free — no request required, we apply it.

Weather and access exceptions are stated plainly in your service agreement, not buried in it.

Between visits

Reach us by phone or text during business hours. Guest-Safe and White-Glove members get priority response on anything a guest can see or feel, and we'll coordinate the fix even when it isn't something we perform ourselves.
