You are hiring a schedule. So the schedule is what we stand behind.
Every visit is confirmed a week out with a reminder the day before. If we miss a scheduled visit without giving you advance notice and a new date, that month's subscription is free — applied automatically, without you having to ask for it.
Cancel any time with 30 days' written notice. No cancellation fee, no clawback, and your complete property file is yours to keep.
On capacity
We cap the number of properties per geographic zone, and we open intake in windows rather than continuously.
This isn't a sales tactic. A quarterly promise only holds if the person making it can physically reach every property in the same two-week window — including the week a pipe freezes and three properties need attention at once.

One prevented problem covers the year
A refunded night
A single guest refund on a preventable issue typically runs $300–$800 — two to nine months of Asset Guard, and it doesn't come with a report.
An emergency call
An after-hours trade call in peak season runs $200–$500 before parts, assuming anyone is available at all in July.
A three-star review
The one that stays on your listing for a year. There is no invoice for this and no way to undo it — which is exactly why it's the expensive one.
