Season Guard is our entry plan, and we're straight about its limits. It exists for properties where four visits a year genuinely isn't the right answer — not as a cheaper way to get the same thing. If your property needs more, we'll tell you, and the quarterly plans are the honest answer.
Scheduled to two events, not to two quarters
Most twice-a-year plans pick a month. In Door County the two dates that govern a rental aren't set by a calendar — one is set by your booking sheet and the other by the weather.

Both visits also carry the complete performed-work list — the routine service that gets done while we're standing there rather than written onto a list for you:
HVAC and humidifier filters replaced · air exchanger cleaned · water softener salt topped off · water heater flushed · sump pump tested under load · refrigerator coils vacuumed · dishwasher filter cleaned · disposal serviced · range hood degreased · dryer vent cleaned inside and out · washer gasket and tray cleaned · bath fans pulled and washed · slow drains cleared · detector batteries replaced · bulbs matched and replaced · ceiling fans cleaned and reversed · hardware, railings, and mounts tightened · garage door lubricated and safety-reverse tested · bins washed out.
Consumables we stock are installed during the visit, with the parts billed at our cost — never marked up. Anything beyond that is quoted before it's bought.
Spring Open
- De-winterize; water back on with a full pressure check for freeze damage
- Hose bibs and outdoor showers returned to service
- AC condenser uncovered, cleaned, and tested before the first warm week
- Deck boards and fasteners checked after the freeze-thaw cycle
- Screens, windows, and door seals reset; grounds cleared of winter debris
- Full first-impression score and photo set before opening weekend
Fall Shutdown
- Hose bibs drained and freeze-protected; outdoor showers blown out; irrigation isolated
- Gutters and downspouts cleared after leaf drop, not before
- Furnace tested before it's needed; filter and humidifier pad replaced
- Heat tape verified; pipe insulation checked in unconditioned space
- Chimney and vent flashing inspected; storm doors and seals checked
- Outdoor furniture, watercraft, and dock hardware stored
What Season Guard doesn't cover
Two visits is two visits. There are real gaps in a bi-annual plan and you should know exactly where they are before you choose it.
If any of these read as a problem for your property, Asset Guard is the honest answer and we'd rather tell you that now than after a bad August.
Not included
- No peak-season visit. Nothing between May and October — the exact window guests are in the property and wear happens fastest.
- No winter check. Nothing between November and April, so a freeze failure goes undiscovered for months.
- No post-storm checks after ice, wind, or heavy snow
- No priority response on guest-impacting issues
- No repair execution between visits — findings are quoted, scheduling is yours
- Consumable parts at cost, on visit days only

It starts with a baseline
Every StayReady property begins with a one-time Baseline Readiness Assessment — $349 to $1,200 by size and complexity — which establishes the condition record everything afterward is measured against. Choose annual prepay and the assessment fee is waived, applied to your first year. Add a mid-season visit any time
A single visit between your two scheduled ones is $349. If you buy one and later move up to Asset Guard within the same year, the full $349 is credited against your first three months.
Season Guard against quarterly
Worth seeing plainly: on a per-visit basis, quarterly is the better buy. Four visits cost less each because the drive is amortized across more of them.
Season Guard is the right choice when your property genuinely doesn't need four — not because it's the cheaper way to get the same thing. It isn't.
